Daly Says Government Has Failed Kerry Renters As Rents Rise 11% In Past Year

THE Sinn Féin TD for Kerry, Pa Daly TD has accused the Government of ‘failing renters’ as rents have increased in Kerry by 11.3% in the last 12 months.

The figures are contained in the latest Daft.ie rent report, which shows new rents increasing by almost 12% in the last year across the state.

“The latest Daft.ie rent report shows rents continuing to rise in Kerry. They have shot up by 11.3% in the last 12 months on average,” said Deputy Daly.

“The average new rent in the county is now a staggering €1,252. This is totally unaffordable for people on ordinary incomes.

“The housing crisis is devastating people’s lives in Kerry. Generations are locked out of home ownership, trapped paying crippling rents and feeling they have no hope of ever owning their own home.

“Despite the falling private rental stock and rising private rents, Government’s cost rental delivery is appallingly low. Just 684 cost rental homes were delivered last year across the state and only one affordable home in Kerry. This is a drop in the ocean of what is needed to make a real difference.

“Government must accept that its cost rental targets are too low. They must also accept that the price of these cost rental units is too high.

“They must dramatically increase and accelerate the delivery of these much needed cost rental homes and ensure that they are genuinely affordable to working people in Kerry,” he said.

Average Rent Prices For Dwellings In Tralee Rises Over Past Year

THE average rent for all dwellings in the private rented sector in Kerry  in Quarter 2, 2016, registered with the Residential Tenancies Board (RTB), was €576.

This was up €4 when compared to the average rent in Q1, 2016, when the amount was €572, and was up €29 when compared to a year earlier, in Q2, 2015.

In Tralee, the average rent for a four-bed detached home was €696 up from €661 on Q2 2015. The average rent on a three-bed semi is €619 compared to €600 last year.

Over in Killarney, the average rent for a four-bed detached home was €762 in Q2 2016 and €702 for a three-bed semi.

This data comes from the RTB’s Quarterly Rent Index which is compiled by the Economic and Social Research Institute (ESRI) on behalf of the RTB.

It is the most accurate and authoritative rent report of its kind on the private accommodation sector in Ireland. This is because it is based on 22,103 new tenancies which commenced in April, May and June this year, and which were registered with the RTB. It reflects the actual rents being paid, according to the RTB’s records, as distinct from the asking or advertised rent.

On an annual basis, nationally, rents were 9.9% higher than in Q2, 2015; up from €869 to €956. Nationally, rents for houses were 9.3% higher annually in Q2 (up from €850 to €929), while apartment rents were 11.7% higher than in the same quarter of 2015 (up from €908 to €1,014.

Annual growth in the Dublin market was also strong, up by 9% (from €1,251 to €1,364).  Dublin house rents were up by 7.5% (€1,388 to €1,492) and Dublin apartment rents were higher by 9.8% (€1,246 to €1,368).

The RTB now has a total of 323,271 tenancies registered, representing 172,121 landlords and 704,332 occupants.

All landlords are legally obliged to register tenancies with the RTB and the number of new registrations with the RTB in Q2, 2016, was 22,103.

The PRTB Index is of assistance for a range of Government purposes, including housing policy generally, and informing the Department of Social Protection’s Rent Supplement scheme. It is also an important reference document in landlord/tenant disputes on rent.

Data Shows Average Residential Rents In Tralee Have Remained Static Over Past Two Years

A NEW survey has revealed the average rent prices for residential properties in Tralee have remained relatively static over the past two years.

But tenants in Killarney pay, on average, €80 more than in those the county capital.

According to data coming from the Private Residential Tenancies Board (PRTB) Quarterly Rent Index, which is compiled by the Economic and Social Research Institute (ESRI), it showed the average monthly rental price for residential properties registered with PRTB, has risen just €8 in Tralee from the first quarter 0f 2012 (€534) to the fourth quarter of 2014 (€542) with only minor fluctuations in between. This compares very favourably to Killarney tenants where the average monthly rent in Q4 2014 was €622, up €24 on the Q1 2012 figure of €598.

If you go north to Listowel, it gets a lot cheaper to rent with the average monthly rent at €437 (Q4 2014) while out west in Dingle the average is €447.

Overall the average monthly price in Kerry was around €538 in Q4 2014.

The average monthly rent in a three bedroom detached house in Tralee in 2014, was around €562 while in Killarney it was €601.
