THERE were three Tralee area properties sold at the BidX1 online auction last week, while the next one in two weeks time sees one house locally up for sale.
A semi detached three bedroom house at 72 Rahoonane in Tralee has a reserve not to exceed €70,000. It extends to approximately 76 sq. m (821 sq. ft) and has gardens at the front and rear. This will go to the online auction on Friday, October 12.

Two other properties in Kerry are also going to auction. 27 and 29 Church Street, Listowel, has a guide price of €170,000. The property is arranged over ground and two upper floors to provide a mid terrace mixed use building.
Over in Barradubh, Killarney, a detached four bedroomed house has a reserve not to exceed €135,000. It’s located 11km east of Killarney on the N72.
Meanwhile, the last BidX1 auction saw two Tralee properties sell for well over their reserve.
Apartment M4 Kings Court, Manor West had a reserve of €65,000 but the first floor four-bedroomed property eventually sold for €105,000 after 36 bids.

Seaview Lodge, Glenbeigh, around 6.7km from the village, had a reserve not to exceed €70,000.
This is a detached six bedroom house, extending to approximately 207 sq. m (2,228 sq. ft). It has sea views but requires refurbishment. It attracted just one bid for the reserve of €70,000.
A WAREHOUSE unit in Tralee was sold today for the guide price at the latest BidX1 online auction.
Unit 3, Monavalley Industrial Estate, had a guide price of €275,000 and after two bids (the initial bid was €265,000) it was sold for that figure.
It’s a detached modern warehouse unit, extending to approximately 610 sq. m (6,566 sq. ft).

Meanwhile, 86 Sundays Well, Lisloose was also for auction with a guide price of €130,000 but sold for well above the asking price. After 51 bids it was sold for €189,000.

TWENTY residential units in a Tralee estate were sold for €1,100,000 at an online auction held by BidX1 (formerly Allsop) this morning.
It was one of a number of Kerry lots for sale this morning on the website which included other Tralee properties (see below).
The units in Fairway Heights, The Kerries, were offered collectively as one lot with a reserve range of €1,090,000 – €1,110,000. It attracted one bid of €1,100,000 and was sold.
They consist of 10 two bedroom apartments, eight three bedroom apartments and two two bedroom townhouses.
Nine units are subject to tenancies at a combined current rent of €59,880 with vacant possession of 11 units.

Also sold this morning were , 1, 11, 14 and 15 Kerrylee, Oakpark. They had a collective reserve range of between €315,000 – €325,000 but after 90 bids were sold for €470,000.
These are one four bedroom detached house and three four bedroom semi detached houses. They range in size from approximately 110 sq. m – 123 sq. m (1,189 sq. ft – 1,327 sq. ft).

Another Tralee property for auction was 203 The Parklands, a second floor one bedroom apartment, extending to approximately 47 sq. m (505 sq. ft) with a reserve of between €30,000 and €40,000. It sold for double this at €76,000 after 37 bids.
Going west there were six properties to be sold as one lot in Ballyferriter. Nos 2, 6, 7, 8, 10 and 13 Ard Na Cluainte, Cloonties, have a reserve of €605,000 — €615,000. They were eventually sold for €721,000 after 63 bids.
This is a portfolio of four three bedroom houses, one four bedroom house and one five bedroom house, ranging in size from 115 sq. m (1,237 sq. ft) – 159 sq. m (1,711 sq. ft).
THREE Kerry properties, including a cottage in Banna with a €30,000 reserve, have been added to the catalogue for the next Allsop Auction which takes place in February.

A SLICE of history is set to be sold off when the contents of the The Mercy Convent in Balloonagh go up for auction next week at the building itself.
Hundreds of items are to go under the hammer – on Saturday, November 14 at 10.30am – from the convent which opened in 1858 and shut its doors for the final time at the end of September .
The items on offer at the auction range from giant bookcases to antique silver spoons, religious statues, paintings, furniture, pedestals, even vinyl records.

One of the book cases is valued at between €5,000 and €7,000. It is large antique oak seven door breakfront bookcase from the 1860s that originally came from Collis-Sandes House and carries its coat of arms.
There’s also a few potential bargains in there as well like an 8 foot tall, late Victorian carved oak bookcase with an estimated price of between €100 and €200 (see below). And an ornate carved oak coat and umberella stand worth between €60 and €120.
Lynes and Lynes of Cork are auctioneers of the historical lot which also contains some items from Mercy Convent’s in Rosscarbery and Kanturk.
A trust that is linked to the archdiocese of Kerry are the benefactors of the auction. They are also owners of the convent and surrounding grounds including the church. It is unknown at this time what they intend to do with the buildings.
Viewing days will be held at the convent on Wednesday, Thursday and Friday of next week from 10am to 6pm.

FOURTEEN Kerry properties will go under the hammer in July at the next Allsop auction.
The 13 residential and one commercial property are spread all over the county and will go to auction in the RDS Dublin on July 8 at – what appears to be – low reserve prices.

The one Tralee property for sale is 72 Rock Street, with a reserve not to exceed €50,000.
It is a mid terraced mixed use investment building extending to approximately 119.15 sq. m (1,282 sq. ft) subject to two tenancies.
Residential properties going to auction include two 2-bedroom Ballybunion apartments, each with a reserve of €20,000.
Staying in north Kerry, a mid terrace three bedroom house on Courthouse Road, Listowel has a reserve of €50,000 and a detached property in Causeway has a reserve of €30,000.
Going west, there are four properties – two 4-bedroom detached, one 3-bed detached and one 3-bed semi-detached – in the Gort An Oir estate in Lispole with a reserve of €50,000 each.
Closeby in Annascaul, €65,000 is the reserve for a mid terrace four bedroom househouse in The Heights, Annascaul.
Meanwhile, €55,000 is being asked for this semi-detached three bedroom house property in Caher Square, Castlegregory.
Moving east, a semi detached three bedroom in the Old Killarney Village, Aghadoe has a reserve of between €85,000 and €95,000. It’s a two-storey house with a thatched roof.
A detached four bedroom house on lands extending to approximately 1.71 hectares (4.24 acres) in Knocklebede, Kilcummin has a guide of €70,000.
AT the second time of asking, units at Tralee Shopping Centre which went unsold at an auction in February, went under the hammer again today and this time a buyer was found.
The ten units with a reserve price of between €125,000-€175,000 were sold at the Allsop Auction in the RDS Dublin for a price of €205,000.

1, 1A, 6-8, 10, 10A–12A, 12-14, 20, 20A, 20B and 20C were collectively offered as one lot.
Another Tralee property was also auctioned off at the Residential Auction on April 21 in the RDS.
51 Fountain Court, Ballinorig, Tralee, had a reserve not to exceed €40,000 and it was sold for that price.
The property was described as a semi-detached three bedroom house, two storey beneath a pitched roof.
UNITS at Tralee Shopping Centre which went unsold at an auction in February, will go under the hammer again this month but at a drastically reduced reserve price.
Ten units will go to this month’s Allsop Auction in the RDS Dublin on April 23, with a reserve price of between €125,000-€175,000.

Two units are subject to tenancies (Shoe Zone and Twinning The Kingdoms) and the remainder are vacant. The units are located on a combination of ground and first floors and extend to approximately 820.80 sq. m (8,835 sq. ft) in total.
The Current Rent Reserved is €95,000 per annum (current rent passing €82,200 per annum) with vacant possession of seven units.
A CONTROVERSIAL site in Ballybunion, where there were plans in the past to build a €25m hotel development, fetched €200,000 at an auction today in the RDS Dublin.
The 2.45 acre site opposite Ozone Terrace, overlooking the Atlantic Ocean, was once the location of The Castle Hotel and is situated in the town centre about one kilometre from the famous golf course. It went under the hammer at the Allsop Auction today.
The property had a reserve of between €125,000-€175,000. It is not known who has bought the site.
The site was earmarked for a major €25m hotel development by San Jose businessman, Tom McEnery, in the mid-2000s. A group calling itself the Castlegreen Conservation Group lodged their objection to the planning application back in 2005.
Many locals were outraged at the objections and staged a protest in support of Mr McEnery’s project. The project was granted planning permission with revised conditions in November of 2005 by An Bord Pleanala, but Mr McEnery subsequently sold on the property and it has lain idle over the years.
The description on the Allsop website states “the property still has planning to construct a 71 no. suite hotel with eight number aparthotel units in a two-storey building with additional dormer accommodation to main street, three-storey with additional accommodation overlooking car park and three-storey over basement with additional dormer accommodation to beach front. Development contains bar, restaurant, one retail space, meeting room, leisure facility, temporary seasonal tea rooms structure, steps to beach and associated hotel infrastructure, 75 car parking spaces and associated landscaping at site of former Castle Hotel.
The expiry date on the planning permission is October 21, 2015.
TRALEE properties went under the hammer at the Allsop auction at the RDS Dublin today.
No’s. 1, 2, 6, 7 and 10 Church Street, Tralee, (click here) were sold at the reserve price of €175,000.
A building at The Market sold for just over the reserve at €27,000 (click here); Unit 11 Monavalley Industrial Estate, Tralee, sold for €42,500, above the reserve of €35,000 (click here) while Units 1 & 2 Church Street, which had a reserve of €35,000 sold for €46,500 (click here).
THE building which currently accommodates The Kerryman newspaper and AIB offices sold this morning at auction for €960,000. This was €85,000 over the reserve price.
The tenants will not be affected by the sale.
The property had a reserve range between €825,000 to €875,000. It was one of three Tralee properties sold at the Allsop Auction at the RDS Dublin today.
The others sold were The Park Guesthouse on Denny Street for €275,000 (it had a reserve range of between €260,000 and €290,000) and Unit 1 Collinswood, Monavalley Industrial Estate, which sold for €170,000. This was over the reserve range of between €130,000-€140,000.
There is another auction of properties this Thursday where four more Tralee properties will go under the hammer.
