The two sites at Fels Point.

KERRY County Council is inviting expressions of interest for the development of two sites at Fels Point, Cloonbeg, Tralee.

The Council says it is interested in receiving proposals that enhance Tralee as a premier tourist destination, create a focal point for increased economic activity for the town and surrounding area and are in accordance with Variation No.5 to Tralee Town Development Plan 2009-2015 (as extended).

The two opportunity sites measure circa 7.5- acres in total and are located in the Lee Valley, framed by the Dan Spring and Ballymullen Roads (N86 Tralee-Dingle Road) to the north and the River Lee to the south.

Both sites are divided by an access road via the Ballymullen roundabout on the N86. This road also serves as an access road to the adjacent Rose Hotel and office development. The sites are fully serviced.

Site A measures circa of 5.13 acres and is adjacent to the Rose Hotel. The Council hopes the site will be developed as a new mixed-use urban streetscape providing new Conference Hall facilities in close proximity to the riverfront and town centre

Due to the proximity of the river, town park and the main road the development of these lands would serve as a‘landmark’ development, contributing to a ‘sense of place leisure/tourist hub’ and enforcing a positive image of the town.

Site B measures circa of 2.33 acres. The Council will consider proposals for both sites and/or individual sites.

Expressions of Interest are to be submitted via the e-Tenders website before 5.00pm on Friday June 26th 2020. Full Particulars can be accessed via the e-Tenders website www.eTenders.gov.ie (RFT Reference Number 166651)
